What NIU housing actually costs

Heads up — this school breaks the usual rules

  • NIU publishes 78" x 36" mattresses in Grant, Gilbert, Neptune and Patterson, and 80" x 36" in Stevenson — while telling every student "Twin XL sheets provide the best fit." A true Twin XL is 38" x 80". The advice is dimensionally right only in Stevenson, and only on length.
  • Every published NIU mattress is 36" wide, two inches narrower than a retail Twin XL. Expect slack at the sides on a fitted sheet in every hall on campus.
  • Weightlifting equipment is banned — an entire product category most universities never mention.
  • Perfume, room scents and potpourri are banned as odour nuisances — and so are sports and camping equipment, on the same grounds. That phrasing is genuinely unusual.
  • Neptune North and West have no air conditioning, and they are the cheapest rooms on campus. The AC premium over Neptune East is $96 a semester. Personal AC units are banned outright; an air-conditioned room is obtainable only as a medical accommodation.
  • Fridges and microwaves are supplied as MicroFridge units and personal ones are banned — "due to electrical capacity restrictions." There is no cubic-foot cap because there is nothing to cap.
  • The meal plan is bundled at $0. Huskie Block 12 is included in the base rate, with $175 dining dollars a semester on top — unusual, and it makes NIU's headline rate more comparable to other schools' room-plus-board than it first looks.
  • Northern View, the cheapest on-campus option, is age-restricted — residents must be 20 or have graduated high school at least two years ago. Freshmen and most sophomores cannot use it.

Buying the standard college checklist here will waste money — and do not buy a mini-fridge, a microwave, or an air conditioner.

Per semester, and the meal plan is bundled at $0. The base rate in the traditional halls includes the Huskie Block 12 meal plan and $175 of dining dollars per semester — unusual, and it makes NIU's headline number more comparable to other schools' room-plus-board than it first looks. Block 15 adds $105 and Block 19 adds $210. The contract runs the full academic year and cannot be cancelled mid-year while you are enrolled. A $150 contract submission fee applies.

Fridge & microwave rules

Supplied, and personal ones are banned. Every room and suite comes with a microwave, refrigerator and freezer, delivered as a MicroFridge combo in Gilbert, Grant, Neptune and Stevenson — one unit shared per two people in a double, measuring 20.125 by 18.625 by 33.5 inches. Patterson minisuites have a mini-fridge in the shared vanity area. NIU publishes no cubic-foot cap because there is nothing to cap: "additional microwave ovens and refrigerators are not allowed due to electrical capacity restrictions." The outlet limit is 8 amps or 960 watts. Northern View apartments have full kitchens plus an in-unit washer and dryer.

What you cannot bring

Firearms, clubs, air guns, ammunition, explosives, fireworks and knives; candles, incense and open flames; internal combustion engines, acids, car batteries, gasoline, torches, lava lamps and halogen desk lamps; weightlifting equipment; animals other than fish; heavy perfumes, room scents, potpourri, and sports or camping equipment — all banned as odour nuisances; charcoal; hoverboards and electric scooters; personal mattresses, waterbeds and futons; additional microwaves and refrigerators; and personal air conditioners. The weightlifting and camping-equipment entries are the ones almost no other school publishes.

Who has to live on campus

Narrow. The requirement catches only students who meet every one of five conditions: single, classified as a freshman with fewer than 24 accepted credit hours, enrolling directly after high school, not yet 21 by September 1, and not living with a parent or guardian within 50 miles of DeKalb. Sophomores and transfer students with 24-plus hours are not covered. The only exemption is commuting from a permanent parental home within 50 miles, and NIU forecloses the workarounds explicitly — living with siblings, friends, or in family-owned housing where the parent does not permanently reside does not qualify. No penalty for non-compliance is published; what is published is the contract lock-in, which cannot be cancelled during the academic year while you remain enrolled.

Rates and rules from NIU compare halls and rates, compiled August 2026. The Compare Halls page annotates Neptune and Patterson with "rates do not include meal plan" while stating elsewhere that Block 12 is included — verify Patterson before treating $8,388 as an all-in figure.
