Eastern Michigan University Off-Campus Housing Guide (2026)

EMU's live-on rule covers first-years only, with one exemption — but the real trap is the contract: move off campus after signing and you owe room and board for the whole year anyway, and going fully online does not release you.

Where students live

Ypsilanti and Ann Arbor are two separate markets and should never be blended. A Ypsilanti two-bedroom runs roughly $940 to $1,400 a month; the same unit in Ann Arbor is $1,390 to $1,808 — a 30 to 90 percent premium for a thirty-minute commute. In Ypsilanti itself, North Huron River Drive holds Peninsular Place, the only by-the-bed student community, a fifteen-minute walk out. Leforge Road and Green Road run north with Eastern Lofts and University Green. Washtenaw Avenue and Cross Street hug the campus edge. Everything else — Grove Street, Gregory Street, Jason Drive — is conventional per-unit stock. TheRide routes 3, 4, 5A and 104 serve campus, and EMU sells discounted monthly passes rather than running a fare-free ID card like Michigan does.

Heads up — this school breaks the usual rules

Buying the standard college checklist here will waste money — the LED strips, the Command-strip alternatives, the risers and the curtains are all banned.

How it compares to a dorm

A Wise Hall double is $3,195 a semester — the cheapest room EMU offers, and 22.5% below every other hall, because Wise has community bathrooms while the rest are suite-style. Add the required meal plan and a first-year at Wise pays about $12,790 to $13,810 a year all in. Every other hall runs $15,670. Against that, Peninsular Place at $654 a bed is roughly $7,850 a year plus utilities and food, and a three-bedroom at University Green splits to about $235 a bed. EMU's own apartments sit in between: Cornell Courts 2-bedroom at $3,090 a semester per person is the cheapest EMU-owned bed and does not require a meal plan.

What you'll need

Ypsilanti is a per-unit, largely unfurnished market — Peninsular Place is the exception — so plan a full first-apartment build. Two EMU-specific notes. If you are moving out of Lakeview, Westview or Cornell Courts those were Full beds, and out of Wise the published measurement never matched the label, so measure whatever you buy rather than trusting old sheets. And the appliance rules relax completely off campus: the adhesive LED strips, purchased bed risers, curtains, 3D printer, wax melters and plug-in air fresheners that EMU bans are all fine in an apartment — and you can finally hang a curtain rod.
