Where students live
Everything sits within half a mile of campus along two streets. Douglas Street holds Douglas Heights and Studio 9, a eight-to-ten minute walk. Vine Street has The Edge, five minutes out and the most furnished-by-the-bed inventory in the market. McCallie Avenue runs east past 823, 863 and 941 McCallie and Eight59 Flats, seven to twelve minutes on foot. Lindsay Street holds Vue on 5th. Past that, Passenger Street is a twenty-seven-minute walk into the Southside. One warning that matters more than any single rent: UTC's own off-campus portal labels every listing "Per Unit," and for at least two properties that label is wrong. Douglas Heights shows $639 "per unit" on one page and $2,556 on another — $639 is per bed. Multiply, or call. CARTA rides are free with a validated Mocs Card, on every route, not just the campus loop.
Heads up — this school breaks the usual rules
- UTC is not a Twin XL school. Five buildings — Decosimo, Stophel, UC Foundation, Walker, and Guerry private rooms — publish Full 54" x 75". Buy Full sheets there.
- Where it is an XL twin, UTC publishes two different widths. The hall pages for Boling, Johnson Obear and Lockmiller say 39" x 80"; the FAQ says 36" x 80" for those same halls. Neither is the retail 38".
- Mini-fridges are banned — "we provide fridges/mini-fridges in all our spaces." That single rule invalidates the standard dorm packing list. There is no cubic-foot limit because there is nothing to limit.
- Command Hooks and Command Strips are banned by name, and so are adhesive LED light strips. UTC permits "approved adhesives" without naming a single approved product.
- Five halls run building-wide seasonal HVAC — heat only from October to April. Boling, Johnson Obear, Lockmiller, Stagmaier and West Campus switch the entire building twice a year, so a warm week in November cannot be air-conditioned. A good fan is a load-bearing purchase.
- Lofting is prohibited but bed risers are explicitly permitted — the reverse of most schools, and the packing list says so directly.
- Guerry's shared-bedroom bed size is genuinely unresolved. The FAQ says regular twin, the hall page says only "twin-size," and the rate PDF says Twin XL. Three sources, three answers, five inches of length at stake.
- The housing office's own rate sheet disagrees with the Bursar's on several halls — Johnson Obear private rooms are $4,602 on one and $4,090 on the other, a $1,024 difference over a year.
Buying the standard college checklist here will waste money — do not buy a mini-fridge, Command strips or LED strips. Buy risers and a fan instead.

How it compares to a dorm
This is the unusual one. UTC's cheapest bed — Lockmiller, a shared 2-bedroom at $3,324 a semester — works out to $6,648 for the academic year with every utility, cable, internet and laundry included. The cheapest confirmed off-campus per-bed rate, Douglas Heights at $639, is $7,668 over twelve months and utilities are extra. On campus is cheaper. The catch is the meal plan: freshmen must buy one and cannot go below $2,276 a semester, which adds $4,552 and flips the comparison hard. Sophomores can drop to $950 a semester, and juniors and seniors can opt out entirely — which is the point at which staying on campus at Lockmiller becomes the best value in Chattanooga.
What you'll need
The two by-the-bed buildings, The Edge and Douglas Heights, come furnished; everything else here is a conventional unfurnished lease needing a full build. Two UTC-specific notes. If you are moving out of Decosimo, Stophel, UC Foundation, Walker or a Guerry private room those were Full beds, not Twin XL, so check before assuming your bedding transfers. And the appliance rules relax completely off campus — most usefully, you can finally own a mini-fridge, plus the Command strips, adhesive LED strips and fog machines UTC bans. You will also get a thermostat you control, which the five seasonal-HVAC halls never gave you.
