Heads up — this school breaks the usual rules
- Flat-rate housing. Unlike nearly every school, Sewanee charges one identical room rate for all 19 halls. There is no budget hall and no premium hall — the “pick a cheaper dorm to save money” strategy simply does not exist here.
- You cannot solve heat with a purchase. Some halls are not air conditioned — the bring list recommends a fan for them — yet window units, portable air conditioners and ceiling fans are all banned. AC access requires a Student Accessibility Services accommodation.
- Nails, screws, Command hooks and all adhesive are banned. Sewanee’s own recommended alternative is blue painter’s tape. That voids most of the dorm-decor hanging aisle. Curtains are allowed but tension-rod only.
- ⚠ Sewanee contradicts itself on extension cords. The Policies page permits three-prong UL cords of six feet or less, while the What to Bring page lists extension cords as prohibited and recommends power strips instead — even though the Policies page bars using cords together with power strips. Confirm before buying.
- Pets: no fish exception is published, and even visiting animals are prohibited — unusual, since most schools allow a small tank. Personal Wi-Fi routers are also banned. Laundry is free.

Every residence hall is $4,470 per semester, so room choice has zero price consequence. The 2026-27 figures are itemized per semester — room $4,470, board $4,166, tuition $30,044, fees $160 — so double for the year. Board is effectively mandatory and folded into the marketed comprehensive fee of $78,210, which includes tuition, fees, books, room and meal plan. Note the comprehensive figure includes books, but the $500 bookstore charge and $419 tuition insurance are both opt-out-able, so the sticker slightly overstates the mandatory floor. Who has to live on campus
A University housing requirement exists but Sewanee publishes no dedicated page for it. The clearest primary statement is on the Room Draw page: “rising seniors interested in living off-campus must apply to be exempt from the University housing requirement” — implying the requirement covers all four years with an application-based exemption available only to rising seniors. More than 98 percent of College of Arts and Sciences students live on campus. Exemption criteria beyond the rising-senior application are not published.
What the room already includes
Each resident gets a twin XL bed, desk and desk chair, dresser and closet space. Much of the furniture is built in — Courts has built-in dressers, desks and 45-inch closet rods, and Smith has built-in doorless closets and bookcases. Laundry is free, though students bring their own detergent. Rooms have ethernet ports and campus Wi-Fi, and personal routers are banned for interfering with the campus signal. Sewanee has no apartment-style halls with in-unit kitchens, but most halls have a shared community kitchen — Ayres, Cannon and Smith each with a stove, oven, microwave, refrigerator and sink, and Courts with a full kitchen including a toaster and coffee pot.
Fridge & microwave rules
Bring your own — no rental program is advertised. The caps are unusually specific: one mini fridge no larger than 4.4 cubic feet per bedroom for singles or doubles, or two for triples and quads, and one microwave per room at a maximum of 800 watts. Ayres, Cannon, Smith, Courts and Humphreys all have community kitchens with a full-size refrigerator and microwave, but those are shared building amenities rather than in-room.
What you cannot bring
Slow cookers, crockpots, pressure cookers, hot plates, toaster ovens, deep fat fryers, air fryers, electric grills and skillets, bread makers, stand-alone freezers, personal outdoor grills, coffee pots without auto shut-off, and multi-cookers. The What to Bring page separately lists hot plates, toasters and ovens as prohibited fire hazards. Only non-adhesive LED decorative, electric or battery-powered lights are permitted — string lights are allowed only if non-adhesive. Candles, incense and wax or candle warmers are banned in all University housing. Nails, screws, 3M and Command hooks and adhesive are not permitted, along with paint, sticky paper, wallpaper and adhesive shelf coverings — Sewanee’s own recommended alternative is blue painter’s tape. Curtains must be hung using tension rods, with no permanent hardware attached to walls, windows or ceilings. Space heaters, window and portable air conditioners, ceiling fans, electric heaters and kerosene heaters are all prohibited. Also banned: metal futon furniture, large speakers, firearms, hoverboards and personal Wi-Fi routers. Pets: students may not own pets or have animals visit — no fish exception is stated.
