How many of you can legally share a house? A 2025 Texas statute bars home-rule cities under 250,000 people that host a campus of 20,000-plus from limiting occupancy by how residents are related — San Marcos meets both tests. We have not been able to read San Marcos’s own code, so it is not one of the towns we quote. See the rule, quoted from the city code, for 34 college towns →

Texas State is one of the rare schools that publishes real room dimensions — each hall page lists the bedroom size, the bed, even the closet measurements. This page pulls those numbers together with 2026–27 rates for all 24 residence halls in San Marcos, every one of them open to first-year students. Students who graduated high school within the 12 months before enrolling are required to live on campus.

Blanco Hall

Blanco is a 594-bed, five-floor hall on west campus built around triple rooms with an in-room bathroom shared by the three roommates (one vanity, one toilet, one shower). Rooms come with loftable beds, a desk and chair, two dressers and a lockable pedestal. The building has a pool table and ping-pong tables, a study lounge, a full community kitchen, elevator access and a parking garage, and sits near the Student Rec Center and Harris Dining Hall.

Richard A. Castro Hall

Castro is Texas State’s biggest hall — 942 beds across seven floors with elevators — offering singles, doubles and triples with community bathrooms, housed single-gender by floor. Part of the building is dedicated to the Science & Technology, Engineering, and Art & Design Living Learning Communities, and amenities include a gaming room, seminar room, TV room, study lounge and full community kitchen. The published bedroom is 12 ft × 12 ft with a 96-inch-tall closet; triples get an additional moveable closet.

Butler Hall

Butler is a smaller, 236-bed hall on south campus next to Concho Green — three floors, no elevator, double rooms with community bathrooms, one gender per floor. Part of the building houses the Journalism & Mass Communications Living Learning Community, and the hall has pool tables, a study lounge and a full community kitchen. Rooms include the standard loftable bed, desk and chair, dresser and a provided mirror; the closet is 69 in tall and 42 in wide.

Room types across campus

Texas State’s 24 halls split into traditional halls with community bathrooms (Alamito, Brogdon, Butler, Cibolo, Jackson, Lantana, Laurel, Mesquite, Retama, Castro, Sterry), semi-private bathroom halls (Chautauqua, Gaillardia, Elena Zamora O’Shea, First Five Freedom), suite-style halls (Bexar, Blanco, Falls, Sayers, Tower, San Jacinto, San Marcos, College Inn) and Bobcat Village apartments. Beds loft from 29 in to 59 in at the frame, so under-bed storage height is adjustable. The Balcones and Cypress apartment communities are reserved for upper-division students who have met the first-year housing requirement.

Read the unit carefully: these are per-semester figures, published per student — roughly double them for the academic year. Texas State’s pricing guide does not address meal plans at all, so confirm dining costs separately rather than assuming they are in or out. Upper-division students can also apply for the Balcones and Cypress apartment communities ($4,215–$6,190 per semester by layout).

Bed size: Twin XL — each hall page we checked lists an 80 in long, 35 in wide loftable XL Twin. That is 3 in narrower than the usual 38-inch Twin XL, so Twin XL sheets fit, just a little loose.
