University of Texas at San Antonio Off-Campus Housing Guide (2026)

UTSA sits in far north-west San Antonio, and the UTSA Boulevard and Babcock Road corridor right outside it is dense with by-the-bed student housing — several of them literally across the street.

Where students live

Almost everything students rent is on two roads. UTSA Boulevard runs along the campus edge and carries Prado, Campus Edge, Oasis and Avalon Place, most of them a walk rather than a drive. Babcock Road, a little further out, holds Tetro Student Village and Villas at Babcock — Tetro is the first stop on the campus shuttle, which is why it can be cheaper without being inconvenient. Beyond those two roads you are into ordinary San Antonio apartments off Loop 1604, which are unfurnished and priced by the unit.

This is a by-the-bed market close in and a per-unit market further out, and the two are easy to confuse when you are comparing headline numbers. Watch for it at Avalon Place in particular, where the published range does not say which it is. Several properties here also hide their pricing behind a contact form, so a phone call is unavoidable if you want to compare properly.

Getting to campus without a car

The Runner, UTSA’s own shuttle, is free and GPS-tracked, and its first stop off campus is Tetro on Babcock Road. More usefully, every UTSA student gets a free unlimited VIA U-Pass for San Antonio’s city buses — a digital pass in the goMobile+ app, activated with your UTSA email. The Roadrunner Express (route 93) links the main and downtown campuses in about 35 minutes, and VIA Link runs on-demand around both. The Little Runner downtown circulator is paused and returns in an enhanced form in autumn 2026.

How it compares to a dorm

A triple in Chisholm is $3,201 a semester, but the mandatory meal plan adds $3,442 at the very least, so a nine-month year starts around $9,850. A $625 bed at Tetro is $7,500 over twelve months with your own kitchen and no dining plan. The catch is the shuttle timetable rather than the money.
Different bed, different sheets. UTSA is one of the few campuses where the beds are longer than Twin XL, not shorter — 84 inches in Alvarez, Chaparral and Laurel. Off campus you are back to Full in furnished student housing and Queen in an ordinary apartment, so nothing you bought for the dorm will carry over.
