Utah State University Off-Campus Housing Guide (2026)

Utah State publishes no live-on requirement at all, so Logan is open from day one — but the city's two-tier zoning decides how many of you can legally share a house, and getting that wrong is the student's risk, not just the landlord's.

Where students live

Logan's student market runs north and east of campus along 600 East, 700 East and 800 East, where The Factory, Old Farm, Oakridge, Stadium Crossing and the Chocolate House properties all sit within a fifteen-minute walk. Canyon Road and 400 East hold the conventional market-rate buildings. The structural thing to understand is the zoning, which USU explains itself: properties zoned Campus Residential may house up to six unrelated people, two per bedroom; everything else is Neighborhood Residential, capped at three unrelated people. That is why Logan is dominated by five and six-bedroom shared houses leased by the bed rather than conventional two-bedroom apartments — and why a cheap four-person share in the wrong zone is illegal occupancy. Ask for the zoning designation in writing. Cache Valley transit is fare-free for everyone, no pass and no student fee, so a car is genuinely optional.

How it compares to a dorm

USU's cheapest genuinely cheap room is Morgan, Davis or Merrill at $2,480 a semester with no required meal plan — about $551 a month over a four-and-a-half month term, utilities, internet and laundry included. That is the number to beat, and it is a hard one: the Chocolate House at $625 plus $80 utilities is $705 a month, and Oakridge at $594 is close but full. Richards at $1,640 looks cheaper until the compulsory $1,400 meal plan takes it to $3,040. The honest summary for Logan is that on-campus and off-campus are unusually close on price, so the decision turns on the twelve-month lease, the summer, and whether you want a private bedroom.

What you'll need

Most Logan student properties come furnished — the Chocolate House, Oakridge and Old Farm all are — so you are shopping soft goods and kitchen. The conventional buildings are not. One USU-specific note: not one off-campus property in Logan publishes its bed size, so measure on move-in day before buying sheets, and remember USU's own beds are a narrow 36 inches and only 6 inches thick, so nothing you owned on campus is a safe guide. The appliance rules relax completely off campus: the Scentsy warmer ban, the 1,500-watt cap, the alcohol and tobacco bans and the no-bunking rule all disappear. Buy a scraper and proper winter gear — Logan bans overnight street parking from 15 November to 15 March.
