What on-campus housing costs at JMU
Heads up — this school breaks the usual rules
- Every mattress at JMU is 36″ wide by 80″ long by 6.5″ thick. That is narrower than the 38 to 39 inches most Twin XL sheet packaging assumes, so expect a loose fit. It applies to the historic Bluestone halls and the 2019-plus buildings alike — one spec, campus-wide.
- Category A and B halls have no air conditioning at all — Eagle, Shorts, Chappelear, Dingledine, Frederikson, Garber, Hanson, Huffman, Weaver and White — and you are banned from installing your own unit. The cheapest rooms on campus are the hot ones.
- There are no standalone microwaves anywhere on campus except inside an approved MicroFridge, or in Apartments on Grace. Bringing one from home is prohibited, not merely discouraged.
- Extension cords of any kind are banned outright, with no exceptions. Only UL power strips with circuit protection, plugged straight into the wall, never daisy-chained. Your fridge must also plug directly into the wall.
- Candles are banned even unlit, even with the wick removed, and so are wax warmers and incense. Most fire-safety violations carry a flat $75 fine.
- Bed risers are allowed only if they have no built-in power outlets. USB-only versions are fine. Personal lofts must be free-standing, no taller than seven feet, with 30 inches of ceiling clearance.
- JMU does not publish a mandatory live-on policy anywhere on its own housing pages. The second-year page describes campus housing as optional and competitive. If you need a definite answer before signing, ring 540-568-4663.

Fridge & microwave rules
A personal mini-fridge of 5 cubic feet or less, one per resident, and it must plug directly into the wall — no power strip, no extension cord. Standalone microwaves are banned: the only microwave you may have in a standard room is the one inside an approved MicroFridge. Every hall has a community-kitchen microwave. The MicroFridge itself is optional, not compulsory: rental runs $214.99 a year or $149.00 a semester plus 5.3% tax and a 4.5% processing fee, or you can buy the partner mini-fridge for $169.99 a year. It stands 45.55″ tall, which in some rooms forces you to loft the bed. Apartments on Grace is the exception and permits a real microwave, a toaster, a toaster oven, an air fryer and a George Foreman grill.
What you cannot bring
Extension cords of any kind, strictly. Cube adapters and halogen lamps. Candles, incense and wax warmers — banned even unlit or with the wick removed. Hot plates, space heaters, air fryers, toaster ovens, sandwich grills and soup warmers. Personal air conditioners and ceiling fans. Hoverboards and their chargers. Personal wireless routers. Duct tape. Weapons. Tapestries are capped at 50% of wall space in sprinklered buildings and 20% in non-sprinklered ones, and must be fire-retardant tagged. Bed risers are fine unless they contain power outlets. Pets are fish only.
Who has to live on campus
This is the odd one. Neither JMU’s housing pages nor the 2026-27 contract state a mandatory live-on requirement for any year group, despite it being widely assumed. The “Live On Again” page frames second-year housing as optional and competitive — there is room for roughly 30 to 35% of first-years to stay a second year. What the contract does contain is a hard cancellation ladder: 10% before you move in, rising to 100% of the semester’s rent after 16 October 2026, or 12 March 2027 for the spring.
