Gonzaga University Off-Campus Housing Guide (2026)

Gonzaga requires four full semesters on campus, then hands upper-division students something unusual: a stock of university-owned houses and apartments a few blocks away, leased per person and cheaper than any dorm room.

Where students live

The market sits in the Logan neighbourhood, immediately around campus, and Gonzaga itself owns a large slice of it. Sinto Avenue, Sharp Avenue, Boone Avenue and Mission Avenue hold the university-owned houses and the Lamplighter and Sinto apartments — all within a few blocks, all leased per student, and all restricted to upper-division students. The private market runs alongside on the same streets: Ruby Street has 940 North, the one purpose-built by-the-bed building; Lidgerwood, Superior and Astor Streets hold the big shared houses that define Logan, with five and six bedrooms rented as whole units. Further out, Iron Bridge Way and downtown Spokane are conventional apartments. Note that Gonzaga's off-campus page still points students at gonzagaoffcampus.org — that domain now redirects to an auto body shop. The working portal is offcampushousing.gonzaga.edu.

Check the rate carefully — Gonzaga publishes two contradictory figures. The rate summary says $4,272 per student per semester; the off-campus rates page says $2,640 fall and $3,300 spring. That is a $2,604 difference over a year for the same houses

How it compares to a dorm

A standard Gonzaga double is $4,090 a semester, and first- and second-years must buy a meal plan starting at $3,790 — so the required first two years run about $15,760 a year. The moment you clear four semesters, the university's own Sinto 2-bedroom at $2,482.25 a semester becomes available, which is roughly $551 a month and cheaper than every dorm room on campus. In the private market a six-bedroom house on Lidgerwood splits to about $600 a bed, and 940 North — the only furnished by-the-bed building — runs $919 and up on a twelve-month lease. The Gonzaga-owned stock is the best deal in Spokane; there are fewer than 100 beds and applications open October 1.

What you'll need

The Gonzaga-owned houses and apartments do not publish whether they are furnished, and neither do most of the Logan houses, so assume a full build until you have it in writing: bed and mattress, seating, table, kitchenware. 940 North is furnished. The Gonzaga-specific note is the bedding one: if you are coming out of Kennedy floors 4 or 5 those were Full beds, and if you are an upper-division student Gonzaga has been telling you to buy Full sheets all along — so nothing transfers cleanly. And the appliance rules relax completely off campus: the 0.5-amp fridge cap, the slow-cooker ban, the halogen ban, the Ring camera ban and the air-conditioner ban all disappear. Buy a fan anyway, or an AC unit if your lease allows it.
