University of California, Riverside Off-Campus Housing Guide (2026)

Only about 30% of UCR students live on campus, so most upper-division students rent along Iowa Avenue and University Avenue north and west of campus, where several by-the-bed student communities sit within about a mile. Students wanting cheaper rent or a conventional per-unit lease move out to Canyon Crest or downtown Riverside.

UC Riverside's cheapest on-campus option is Aberdeen-Inverness at $12,708/year for a triple — though that figure bundles a required dining plan. Remember that campus rates often bundle things an apartment does not — and an apartment lease usually runs 12 months instead of the academic year.

What you'll need

Bed size matters here. Twin XL (extra-long twin, about 36x80) — UCR lists every residence hall bed as an extra-long twin.
