On-campus housing: 2026-27 rates & what's included

Room dimensions are only half the story — here is what UNF actually charges to live on campus, what shows up in the room before you unpack, and the appliance rules that decide what you can bring.

Heads up — this school breaks the usual rules

  • Bed size varies by building. Most halls use an 80-inch Twin XL, but Osprey Village uses a standard twin (75") and The Flats at UNF uses FULL beds.
  • UNF supplies no fridge and no microwave, and publishes hard caps: fridge max 4.5 cubic feet, microwave max 1,200 watts, one of each per student.
  • Do not buy curtains, drapes or tapestries — they fail the State Fire Code and are banned. Personal wireless routers are banned too.

Buying the standard college checklist here will waste money — check your building first.

Bed size: 80-inch Twin XL on adjustable frames in most halls — but Osprey Village uses a standard twin (75") and The Flats at UNF uses FULL beds.

Who has to live on campusNo requirement — UNF does not require any students, including first-years, to live on campus. Housing is optional and secured by contract with a one-time $100 non-refundable processing fee.
What's already in the roomAdjustable bed frame and mattress plus moveable hardwood furniture — desk, dresser and chairs — and closet space. Utilities, wireless and ethernet included; laundry is in-building but pay-per-use. Traditional rooms run about 174 sq ft.
Fridge & microwave rulesBring your own — UNF provides neither. Refrigerators capped at 4.5 cubic feet, one per student; microwaves capped at 1,200 watts, one per student.
Leave these at homeSpace heaters; candles (including decorative ones with or without wicks), incense, oil lamps and open flames; drapes and tapestries, which fail State Fire Code; personal wireless routers, which interfere with the campus network; weapons, explosives and flammable materials.
