Where students live
The Allendale rental market is essentially two streets. 48th Avenue holds 48 West, Canvas Townhomes and Meadows Crossing, all within a short bus ride or a walk. Lake Michigan Drive holds Boltwood, and 42nd Avenue holds Campus View. These are the by-the-bed, furnished, student-oriented complexes, and they are where most sophomores land. The second market is downtown Grand Rapids, near the Pew campus, where Off Broadway and Fulton Place serve students in the health and business programmes; the Laker Line connects the two in about fifteen minutes at peak and runs until 1am Monday to Thursday. Mystic Woods, on Pierce Street, is the outlier to avoid unless you have a car — it has no bus access at all.
Heads up — this school breaks the usual rules
- GVSU never publishes a bed measurement — the housing site asserts that every on-campus bed is a twin XL but gives no inches anywhere, for any building. Beds also arrive pre-lofted in most first-year centres, and half-lofted at Holton-Hooker, so under-bed clearance is not something you choose.
- No air conditioning in any North Campus traditional or suite hall — and personal units are banned — the GVA and Laker Village efficiencies have none either. AC exists in South Apartments, Laker Village, Niemeyer, Murray, VanSteeland, Holton-Hooker, Winter Hall and Secchia.
- Air fryers, toasters, rice cookers, slow cookers, pressure cookers, waffle irons and toaster ovens are apartment-only — all of them are banned in traditional, cluster and suite rooms, along with deep fryers and dishwashers everywhere. Kitchen knives over three inches are apartment-only too.
- Personal wireless routers and 3D printers are both banned — as are hoverboards, electric blankets, halogen bulbs, strobe and black lights, lava lamps, fog machines and non-university mattresses.
- Breaking the first-year live-on rule costs a full room-and-board charge — the penalty is a per-semester fee equal to a traditional room plus a base meal plan. GVSU warns explicitly against signing an off-campus lease before an exemption is approved.
- One published rent range cannot be reconciled — GVSU’s own off-campus PDF lists Meadows Crossing four-bedrooms at $415–$640, while an aggregator lists $1,896–$3,260. Treat that property’s pricing as unverified until you call.
Buying the standard college checklist here will waste money — check your building first, and confirm your exemption before you sign anything.

Rents are 2026-27 asking prices gathered in August 2026 and change often. GVSU’s own off-campus listing PDF is dated 2024 and is still the newest official copy, so several figures here come from the properties themselves. Parking on campus runs about $428 a year on top of any housing charge.
How it compares to a dorm
On campus, a traditional double runs $3,150 a semester for the room alone, or $5,425 once the bundled $2,275 meal plan is added; apartment-style units are not meal-bundled. Against that, a $509 bedroom at Boltwood works out near $4,580 over a nine-month lease with no meal plan attached — cheaper than a meal-bundled hall, more expensive than the room-only rate, and you take on utilities and a summer sublet problem. The real swing factor is food: GVSU bundles dining into every traditional and suite rate, so the apartment saving is mostly a dining saving.
What you'll need
Most of the Allendale complexes come furnished, which removes the biggest single expense — but furnished almost never includes a mattress you would choose to sleep on, bedding, cookware, or anything for the bathroom. Check your lease for the bed size before you buy sheets: an unfurnished rental usually fits a Full or a Queen, not the twin XL you used in the halls. Because the dorms here supply no fridge or microwave either, anything you already bought for a GVSU hall room does carry over.
