Heads up — this school breaks the usual rules
- ⚠ UT Martin does not publish its mattress size anywhere public. Its hall detail pages and current housing handbooks are blocked to outside access, and the newest reachable handbook is the 2023-24 edition. Do not assume Twin XL — call Housing at (731) 881-7730 before buying any bedding. This is the single most important thing on this page.
- Extension cords ARE permitted at UT Martin if UL, ETL, CSA, BV or TUV approved — the opposite of most schools and of most packing-list boilerplate. Do not leave them at home.
- Crock pots are banned in the residence halls but were explicitly allowed in apartment-style housing. The prohibition is building-dependent, not campus-wide.
- University Courts is unfurnished. Families supply an entire bedroom and living room of furniture — a completely different shopping list — but a full-size refrigerator and stove come with the unit, so no fridge or microwave purchase is needed. Electricity there is billed separately, unlike every other UT Martin option.
- The fish tank limit is 25 gallons, unusually generous. And laundry is free, running off the Skyhawk student ID — no quarters, no separate card.

⚠ UT Martin has not published 2026-27 rates, and has no standalone rates page. The only verifiable current figures are for University Courts, and they are 2025-26. Rates are quoted per semester per person. UT Martin’s financial aid page listed 2024-25 figures of $5,180 for housing and $4,015 for a meal plan across the full academic year, billed as separate line items — whether a meal plan is mandatory for residents is not published. Ellington Hall was historically the cheapest option and very likely still undercuts University Courts, but no current figure is published. Who has to live on campus
Per the 2023-24 handbook — the newest publicly reachable edition — students with fewer than 45 completed credit hours must sign an academic-year lease and live on campus. Exemptions cover transfer students, students turning 21 before the first day of classes, students living with a parent or guardian in specified nearby Tennessee and Kentucky counties, and those approved for compelling personal circumstances. Confirm the current-year wording with Housing.
What the room already includes
Internet over both Ethernet and Wi-Fi and telephone are included in the rent, and cable streaming through SpectrumU is free to residents. Laundry is free — facilities in the basements of Ellington, Browning and Cooper are included in rent and activated with the Skyhawk student ID. The per-room furniture inventory is not published. University Courts works differently: all apartments are unfurnished but include a refrigerator and stove, each unit has a kitchen, living area and bathroom, and internet, laundry, trash and water are included in the semester rent — but electricity is billed separately through WCMES, a real added cost no other option carries.
Fridge & microwave rules
⚠ Not published. The publicly reachable UT Martin handbook contains no microwave or refrigerator policy, no cubic-foot cap and no wattage cap, and whether a MicroFridge rental exists is unstated. University Courts needs neither — a full-size refrigerator and stove come with the unit. For the residence halls, call Housing at (731) 881-7730 before buying.
What you cannot bring
From the 2023-24 handbook — verify against the current edition. Banned at health and safety inspections: candles with wicks, incense, open coil appliances, halogen lamps, crock pots (both open-coil appliances and crock pots were allowed in the apartment-style housing) and oil-based plug-in air fresheners. Extension cords ARE allowed if UL, ETL, SCS, CSA, BV or TUV approved, and must not run under rugs, clothing or near heat sources. Lofts brought from home are allowed in some halls if the room has no built-in bed. On walls, UT Martin warns that Command Strips, glue, large nails, screws, duct tape, carpet tape and double-sided tape may cause damage, and that stickers, wallpaper and adhesive shelf paper may not be affixed to university property — damage-liability language rather than an outright ban. Pets: fish in an aquarium of 25 gallons or less. Air fryers, Instant Pots, toasters and hot plates are not named; the open-coil ban likely sweeps in hot plates and toasters, but UT Martin does not say so.
