UT Martin Off-Campus Housing Guide (2026)

First-year students under 21 generally live in university housing unless commuting from a parent's home (verify the current-year policy), so off-campus renters are mostly upperclassmen.

Where students live

Martin is a small town: most rentals sit within a mile of campus around Lee St, Oxford St, Peach St, and Hannings Ln.

There's no purpose-built student housing — the market is small conventional unfurnished apartment buildings, duplexes, and houses from local landlords, with whole-unit leases and many rents including utilities. UTM runs an official marketplace at offcampushousing.utm.edu.
